Frequently Asked Questions
Q. My tenant reference and invoice number are not accepted when I try to make a payment.
A. Please ensure that you use the latest invoice number and that you key the number ZERO rather than the letter O in the first part of your tenant reference.
Q. I am no longer the owner of the property or I am moving house.
A. Please confirm the date of sale and the names of the new owners by email to groundrent@mcconnellproperty.com and ensure that your ground rent has been settled prior to your completion date.
Q. We are the new owners of the property and my bill includes a brought forward balance from the previous owners.
A. Please confirm the date of completion and the full names of each of the new owners if they are different than those on your invoice and contact your solicitor to address payment of any outstanding arrears prior to the sale. The ground rent outstanding has become your responsibility as it is a debt secured against the property that you have acquired. As part of the conveyancing process your solicitor should have obtained confirmation that ground rent had been paid to the last due date.
Q. Can I redeem my ground rent?
A. The Ground Rents Act [NI] 2001 enables the owner of a residential property to redeem payment of their ground rent by submitting an application to Land Registry. Forms and guidance can be found on the following website: www.finance-ni.gov.uk/publications/redemption-ground-rent-forms. It should be noted that owners of flats and apartments cannot buy out their ground rent.
Q. We have recently purchased our house and have been billed for a period prior to our date of purchase.
A. The NI Law Society General Conditions of Sale do not make provision for apportionment of ground rent which is generally billed in arrears (1st May and 1st November). Therefore you may receive a bill for a period of time prior to your purchase which are not arrears (ie a brought forward balance) from the previous owner.
